Film A Property Group is a d/b/a of Filma LLC ("Filma LLC," "Film A," "we," "us," or "our"). We operate a business-to-business SMS and MMS text messaging program directed exclusively at licensed real estate professionals — agents and brokers — regarding potential off-market real property acquisitions. This program is not directed at consumers and does not use consumer marketing lists. By participating in this program, you confirm you are a licensed real estate professional contacted in that professional capacity.
We contact real estate professionals using business contact information obtained from publicly available sources, including professional licensing records, brokerage directories, and other public business listings. We do not purchase consumer contact lists, and we do not use this program to contact property owners, tenants, or other consumers directly.
If you are a licensed real estate professional, you may receive text messages (SMS) and picture messages (MMS) from Film A Property Group, sent from a Telnyx-provisioned phone number, including:
Some of these messages may be generated with the assistance of an automated system. See Section 8 below.
Message frequency varies based on your engagement and the status of any property conversation. A single conversation may include an initial message, a small number of follow-up messages if you do not respond (typically no more than two to three additional attempts spaced several days apart), and replies to messages you send us. We do not send recurring marketing blasts to the same number outside the context of an active or recent conversation.
Message and data rates may apply, as determined by your mobile carrier and your plan. Film A Property Group does not charge for text messages sent or received through this program.
You may opt out of messages from Film A Property Group at any time by replying STOP, UNSUBSCRIBE, QUIT, CANCEL, or END to any message. You will receive one confirmation message acknowledging your opt-out, and no further messages will be sent to that number from this program. If you wish to resume communication after opting out, contact us directly using the information in Section 11 — automated replies to a number that has opted out are disabled.

Some messages you receive may be generated with the assistance of an automated system rather than typed in real time by a person. If you ask directly whether you are communicating with an automated system, we will tell you plainly and immediately. A member of our team reviews conversations and can take over at any point, and every conversation is ultimately handled by a human before any transaction moves forward.
Carriers are not liable for delayed or undelivered messages. Message delivery is subject to effective transmission from your wireless provider's network, and we do not guarantee delivery of any message.
This program is intended to operate on major U.S. wireless carriers. Carrier availability may change over time, and we are not responsible for a carrier's decision to block, filter, or delay messages.
